  • File all docs in separate Google Drive for safekeeping

  • Send intro to client title agent, listing agent, lender, and clients (separately as needed) with important dates

  • Ensure Earnest delivery and receipt sent to all parties

  • Send Third Party Inspection Options with preferred vendors

  • Inform clients of the appraisal process and follow up with lender on appraisal status

  • Set up Home Warranty (if applicable) with brochure options for client to select

  • Follow up on Title commitment and ensure delivered to client

  • Send HOA docs in compliance with contract

  • Sets up clients with third-party agency to set up Utilities (optional)

  • Send information for mortgage insurance with a preferred vendor list

  • Submit compliance for CDA

  • Send closing reminders for sellers/buyers

  • Send any necessary amendments/addendums for signatures throughout the contract (outside of repairs)

  • Coordinate Repair Receipts from Listing agent as needed

  • Schedule Walk-thru with listing agent & Closings with title

  • Send closing e-mail with closing information to client 

The above lists are subject to the speed of responses between clients and coordinator; and the communication line between agent and coordinator.  **Certain parts of the process are tailored to the individual agents preferences**
