  • File all docs in separate Google Drive for safekeeping

  • Connect title agents, listing agent, lender, and clients

  • Send Third Party Inspection Options with vetted preferred vendors

  • Licensed Broker reviews Inspection report and sends suggestions directly to the agent to prep client for repair requests based on the list price, purchase price, market, loan type, and inspection report (we can not do negotiations)

  • Drafts Repair Exhibit (with photos from the report) and neccessary amendments

  • Set up Home Warranty with client and title

  • Keep agent apprised of the conditional approval ahead of the financing deadline 

  • Sets up clients with third party agency to set up Utilities (optional)

  • Send information for mortgage insurance with a preferred vendor list

  • Inform clients of the appraisal process and follow up with lender on appraisal status

  • Follow up on Title commitment, HOA docs, Survey and T47 according to the contract

  • Submit compliance for CDA

  • Coordinate Repair Receipts from Listing agent as needed

  • Send any necessary amendments/addendums for signatures throughout the contract

  • Schedule Walk-thru with listing agent & Closings with title

  • Send closing e-mail with closing information to client
