with MLS input

  • File all docs in separate Google Drive for safekeeping

  • Set up listing on MLS as required and Showingtime preferences for the client

  • Add photos and all transaction desk documents (all will be provided by the listing agent - we do not coordinate photos being scheduled) 

  • Get client approval on MLS listing before going active 

  • Manage MLS status changes throughout the transaction including closing it out at the end of the transaction

Once file has executed contract: 

  • Connect title agents, listing agent, lender, and clients

  • Ensure Survey and T47 are sent to all parties ahead of deadline per contract

  • Check-in on Financing approval after deadline to ensure buyer is progressing as needed to stay on target for closing

  • Remind clients of closing information such as utility termination, address forwarding, etc.

  • Inform clients of the appraisal process and follow up with lender on appraisal status

  • Follow up on Title commitment

  • Ensure HOA docs are delivered on time

  • Submit compliance for CDA

  • Coordinate Repair Receipts from sellers as needed

  • Send any necessary amendments/addendums for signatures throughout the contract

  • Schedule Closings with title

  • Send closing e-mail with closing information to the client
